Who can reserve a property/room

  • Minimum age: 18 years.
  • Student status: to reserve a property you must be a student in full-time education or have an offer from an institution for the academic year that you are applying for.
  • Guarantor: all applicants must have a UK based guarantor unless prior approval has been given in writing.

STEP 1: RESERVING A PROPERTY / ROOM

To reserve the property / room you must pay a holding deposit. The holding deposit is ordinarily one weeks rent or less and the amount will be stated on our website and any advertisement. If you are reserving a property as a group then each member of your group must pay the holding deposit. 

Payments can be made:

  • Via bank transfer (please contact us for details)

Once the full holding deposit has been received, the property / room will be taken off the market and will not be offered to anyone else. You will then have two weeks (14 days) of exclusivity to enter into a legally binding tenancy agreement “The Deadline for Agreement”. 

Should you decide not to proceed with renting the property, fail to complete the application process, or provide us with inaccurate information then the holding deposit may be non-refundable. 

Once a contract is signed the holding deposit will be allocated towards the rent. 

Although rare, should a landlord decide that you are not suitable for a property and reject your application, the holding deposit will be refunded in full. 

STEP 2: COMPLETE THE APPLICATION FORM

To set up your tenancy each member of your group must complete the tenant application form which can be shared on request 

Within the application form each member of your group must upload the following:

  • Tenant – Copy of your passport and driving license
  • Tenant – Copy of your student ID – if you do not yet have a Student ID please upload a copy of your student acceptance letter
  • Guarantor – Copy of your guarantor’s passport or driving license
  • Guarantor – Copy of your guarantor’s proof of address (please see list of accepted proofs of address here)

All information must be provided within 7 days from payment of the holding deposit.

STEP 3: LEAVE THE REST TO US

Once you have completed steps 1 & 2, we will complete the paperwork and contracts will be sent to all tenants and guarantors to sign electronically.

The following terms apply for agreements where utilities are included in the tenancy agreement:

  • Electricity and gas (if applicable) charges are ordinarily subject to a fair usage amount. This will vary by property and landlord. If you would like clarification before reserving a property, please contact us. 
  • Broadband suppliers and service will vary by property. If you would like clarification before reserving a property, please contact us
